One Bangkok is a mixed-use project being developed in Bangkok’s city centre in Thailand. It is the biggest and the first fully integrated district in the country.

With an investment of THB120bn, the One Bangkok project is the biggest private sector property development initiative undertaken in Thailand.

The project is being developed by TCC Assets (Thailand), a subsidiary of Thailand-based conglomerate TCC Group and Frasers Property Holdings (Thailand), a subsidiary of Frasers Property, which is a property brand of Singapore-based real estate company FCL.

TCC Assets holds an 80.1% stake in the project, while the remaining 19.9% is held by Frasers Property.

Announced in 2017, the construction of One Bangkok commenced with the groundbreaking ceremony in March 2018. The first phase of construction was completed in October 2024, while the second phase is under construction.

The mixed-use development is expected to create employment and livelihoods for more than 60,000 people.

One Bangkok location

One Bangkok is located on a property leased from the Crown Property Bureau at the corner of Wireless Road and Rama IV Road.

It provides a direct connection to the city’s mass transit system and the expressway network. The development is also accessible from both the Wireless and Rama IV roads.

The development also provides direct underground connectivity to the Lumphini MRT station on the main Blue Line. It is also well connected to the expressway, leading to the Bangkok International Airport and the city’s suburbs.

One Bangkok project details

The fully integrated ‘city-within-a-city’ district spans more than 16.7 hectares (ha), including 8ha of green and open spaces. It comprises 1.8 million square metres (19 million ft2) of next-generation office buildings, luxury hotels, retail spaces, and residential, hospitality and other cultural elements.

The integrated district features five premium Grade A office towers with a total net leasable area of more than 500,000m2, along with four distinctive retail zones and a cultural hub and performance centre.

The five office towers include a 430m-high signature tower with 29 floors, Tower 2 with 29 floors, Tower 3 with 42 floors, Tower 4 with 45 floors and Tower 5 with 30 floors. The initial phase of the project includes the development of Towers 3, 4, and 5.

The project also comprises five luxury and life style hotels including Bangkok’s first six-star Ritz-Carlton and Andaz, and three ultra-luxury residential buildings, with two of the buildings named ONE89 wireless and EI8HTEEN SEVEN.

A 10,000m² landscaped civic plaza sits at the heart of the district and forms the core of an art and culture loop.

The development will also provide more than 20,000m2 of adaptable event areas, both inside and outside, including the landscaped One Bangkok Park, designed to accommodate a broad mix of functions and support a consistent programme of year‑round activities.

One Bangkok design and structure details

The project design is centred on three principles: people-centricity, green sustainability and smart city living. Each component and building at One Bangkok will have a separate identity and be filled with natural diversity in architecture.

Each tower of the district has its own unique character and form, with one tower featuring green terraces and the other featuring a combination of volumes with a structure of sky gardens and atria.

All towers are engineered to resist strong winds and seismic activity and are supported by piles sunk to a record 80m. Covering more than 100,000m2, the extensive foundation incorporates a flexible interface with the superstructure to improve performance during earthquakes.

The scheme also incorporates an extensive flood mitigation package including five rainwater attenuation tanks providing a total storage volume of 15,000m3, alongside reinforced flood walls and gated barriers.

Details of Tower 3, Tower 4 and Tower 5

Tower 3 features a curved, sail-like form that reflects movement and history. Its rooftop has a shaded terrace with greenery and extensive city views.

Located at the corner of the Rama IV and Wireless roads, Tower 4 blends traditional Thai architecture with modern design. Its balconies add depth and elegance to the façade.

Tower 5 draws inspiration from Thailand’s first telegraph radio station. Its exterior lines resemble radio waves and the staircase is designed for efficient movement within the building.

The office towers are equipped with contact-free, integrated technology designed to make day-to-day working smoother and more convenient, supporting a more productive setting. Floorplates are also arranged as large, uninterrupted open areas, giving occupiers greater flexibility to create adaptable, collaborative workplaces.

Retail and dining facilities

The One Bangkok development includes three linked retail areas: the Parade, the STOREYS and POST 1928.

The district will also introduce Thailand’s first MITSUKOSHI DEPACHIKA, a food destination offering Japanese and international groceries, along with a food hall based on the unique Japanese DEPACHIKA concept.

The Food Loop, designed as an all-day dining area, features 250 dining venues along a 1.5km route. It offers a variety of options, from well-known fine dining establishments to popular street food, reflecting Bangkok’s diverse culinary scene and providing a comprehensive dining destination.

Sustainable features of One Bangkok

The project is the first LEED for Neighbourhood Development Platinum-certified neighbourhood development in Thailand for implementing a new standard of green sustainability in all the buildings.

The master plan is centred on energy and water-management systems that optimise efficiency, and takes into account the anticipated future growth. It also aims to achieve WELL Platinum certification.

One Bangkok became the country’s first real estate project to achieve double Platinum certifications for WiredScore and SmartScore in August 2024.

The office towers in One Bangkok are built to the LEED Core and Shell standard.

The buildings feature high-performance glass windows that minimise solar heat gain, helping to lower air-conditioning energy use and maintain a comfortable indoor temperature. The architecture and landscape are in line with the tropical climate and ecology, and the sustainable design approach utilises small quantities of energy and water.

Further, greenspace and permeable materials were used to hold rainwater on-site and help in increasing groundwater resources.

A centralised district cooling system is in place, providing annual energy savings of approximately 17,000MW-hours. The system utilises recycled wastewater in its cooling towers.

Facilities at One Bangkok

Hitachi’s digital platform, which includes a combination of cloud-based computing, big data and the Internet of Things (IoT), is incorporated at One Bangkok to enhance people’s lives and support environmental sustainability.

More than 12,000 car parks are provided over four basement levels at the mixed-use development. Advanced smart-city technology is installed at the property, enabling vehicle drivers to identify available spaces and reserve parking spaces by using the ‘Find My Car’ application. EV charging stations are also provided across the parking space.

Across the One Bangkok precinct, more than 250,000 intelligent sensors and around 5,000 CCTV units are being deployed to capture live information and support continuous surveillance, strengthening both safety provisions and traffic management.

The scheme also incorporates smart poles that combine illumination with high‑speed Wi‑Fi coverage across the site. For building users, the development includes systems and protocols designed to ensure strong, reliable mobile and internet performance throughout.

Contractors involved

Chicago-based architects Skidmore, Owings & Merrill (SOM) is the project designer. SOM was supported by local partners Plan Associates and A49 in preparing the project master plan.

P Landscape is the landscape architect, with Shma and TROP serving as landscape architecture partners. Additional architects involved in the project include Lead8 and D103I.

Thai Bauer Co. and Seafco were selected as foundation contractors for the first phase of the development.

Hitachi Consulting was awarded the contract to design smart city services for the mixed-use development.

KPF designed four key buildings, totalling over 370,000m², for the One Bangkok development.

Beca Group served as the structural engineer for the project. RWDI provided wind engineering and human comfort and safety services for the project.

The construction of three office towers of the project were contracted to Thai Obayashi (Nantawan Company), Italian-Thai – Thai Takenaka and Pre-Built Public.

Other contractors for phase one superstructures included Visavapat, Koranit Construction and T.T.S. Engineering.

KASEM Group was involved in the project’s facade construction, in collaboration with Kama Joint Venture, facade consultant Meinhardt (Thailand), quantity surveyor Arcadis (Thailand) and Stonehenge Inter.

Chapman Taylor was appointed to deliver the interior design for the new District Command Centre at One Bangkok. JLL was appointed as the district-wide property manager for the project.

Some of the other contractors and suppliers involved in the project are WE-EF Lighting, APLD Design and Lighting & Equipment (L&E), Dextra, CPAC and K.C.S. & Associates.
